AN INVENTORY "MAKE"

An Inventory Report is a complete and comprehensive record of the contents and condition of every room in a property, including the garden.

We include all fixtures, fittings, decor, and in the case of furnished properties, a full account of all furniture, ornaments, kitchen appliances, etc. Any marks, chips, or damage is included next to each description, so that the tenant is not responsible for any damage already caused.

Digital photographs are also taken of each room to be included as further evidence along with the detailed inventory report to prevent any future disputes.

CHECK IN

Our Check-In service involves meeting the tenant at the property on the day of handover with copies of the previously prepared inventory.

At check-in, we will take the tenant through the inventory report to ensure that any differences are noted before they sign. We also agree with the tenant (or their agent), meter readings and the number of keys handed over.

Once the check-in is completed, we ensure that the inventory report is signed by the tenant and landlord (if present) and is witnessed by us. This ensures that there is a strong legal agreement as to the state and condition of the property, giving peace of mind for both tenant and landlord.

CHECK OUT

A Check-out report takes place at the end of tenancy. Using the signed copy of the inventory and check-in notes, we will note any variations on the check-out report.

We will look for damages, cleanliness, missing items or note down any items left at the property which did not appear on the inventory (which could be costly for the landlord to dispose of). New photographs are taken of every room and of any items damaged. Any item that has changed due to fair wear and tear shall also be noted. This allows both the tenant and landlord to have a solid basis from which to agree any further costs which may be incurred following a tenancy.

INTERIM INSPECTION

An interim report is conducted mid way through the tenancy and we make a summary report of the property's condition and cleanliness.

The report will assess the condition of the property relative to the length of the tenancy and expected condition at that point in time. New photographs are taken to show how well the property is being cared for and also to evidence any issues that may need addressing.

SNAGGING REPORTS

In addition to the standard services to Private Landlords and Property Letting Agents, we can also provide Snagging Reports on new build properties. With the growth in the buy-to-let investment market this is an expanding area. Many investors either manage their properties from a distance, sometimes even overseas, or just do not have the time or the expertise to snag their new properties personally. We provide a full snagging service including follow up visits to report on corrective works, furniture checks and can also convert a snagging report into a full Inventory for letting if required.

ENERGY PERFORMANCE CERTIFICATES

An Energy Performance Certificate is intended to give an estimate of the comparative energy efficiency of a property. The certificates are commissioned by the seller/landlord (or their agent) from an accredited Domestic Energy Assessor (DEA), who visits the property to collect the relevant data and creates the certificate. This data includes the date of construction of the property, heating systems, insulation, and double glazing, etc., and factors in the Building Regulations in force at the time of construction of the main building and any extensions.
